OWNING A PROPERTY IN BULGARIA CAN BE A PAINFUL PROCESS, BUT WITH US TAKING CARE OF ALL ASPECT OF A PURCHASE, THE SALE IS DONE EASILY AND EFFICIENTLY.


The majority of our clients are looking for holiday/second homes often with a view to retirement in later years. As it is well known, the Bulgarian Law of Trade ( legal advice ) does not allow a foreign citizens to acquire land in Bulgaria as a PHYSICAL person, but only as a LEGAL ENTITY. Foreign citizens are allowed to purchase buildings, but not land. If you are interested in buying apartment, maisonette or an office, you are allowed by the law to do so. But if you would like to acquire land (for example house with a garden), you will have to register a legal entity to own the land. The process of registering a company in Bulgaria is simple and takes little time. The easiest way is to come to Bulgaria in person and to sign all the legal papers in front of a notary ( to notarize the papers ) which usually takes only a couple of workdays. Our skilled lawyers will fully assist in the procedure of registering a company, which may take from 20 to 45 days. The fee is 490 euros, which includes the payment of the notary fees, stamp duty, and some other taxes. Required starting capital fund for the company - This is the start up capital for the company needed to register a limited company. The minimum amount is 2 550 euros, which is 100% refundable after the registration of the company is completed! Once our client has a registered company, the company is allowed to own as many properties as the client wants. If the customer doesn't want to run any business through the company, it will be unactive company, which will save the annual running taxes on it! But if the customer decides to develop business through the company it is possible to use the legal assistance of our lawyers.

You must be aware... In Bulgaria there is a terms as " tax estimation price " and " purchase price" . The tax estimation price is for the purposes of real estate taxation and is much lower than the actual asking price which the buyers are paying, so due to this practice there might be a difference between the price you are paying and the price written in the title deed. Even if the buyer wishes the purchasing price to be written in the title deed, we cannot guarantee that this will be accepted by the vendors. All properties offered on our website are priced according to their size, condition, situation, but most importantly according to the asking price of the vendors

We advise you to do a bit of research on the country, the regions and the different environments - mountains, lakes, rivers, coasts and the main towns. We have an extensive information about Bulgaria on our web site and our brochures, but should you have any further questions we will be most glad to answer.

We organize individually tailored viewing trips, and the only thing you will need to do is book your flight and we will organize the rest - accommodation, hotel transfers, and property viewing with one of our English speaking agents and even a tour of the area with a guide.

When you have chosen your property, you will have to put down a deposit of 500 EUR(depending on property and seller) and sign the preliminary contract of purchase for the specific property putting down 10 % of property price. From there on our lawyers will begin the administrative process.

On your viewing trip you are under no pressure to make a decision. We are flexible and for your convenience you can even return to England and make a decision and pay the deposit from UK.
